Glossary of Terms
Management fee & payment schedules
This fee covers the period contracted. This payment includes our team commitment to care for your property, to assist in emergencies and includes all the office administration costs related to this care. This amount is payable every July and is paid one year in advance. The annual pool maintenance is charged at the same time; however the garden maintenance fee is invoiced quarterly.
6 monthly
This involves making regular checks on your property to confirm all is running correctly, i.e. water supply, gas bottle, TV connection, electricity supply etc… opening the property for arrivals and placing the terrace furniture outside. The reverse is implemented after departure.
* We will endeavour to advise you regarding any malfunctioning items and problems.
* All emergencies however, will be automatically dealt with.
* All repair works and parts will be invoiced from your float account held with us.
12 monthly
If the yearly management fee is contracted, then it will also include the closing of your property for the winter, once the last visitor leaves. The property is cleaned and the linen stored for easy airing, the electricity and water is switched off, the butane gas bottle disconnected, the terrace furniture entered and the property is prepared to ease the airing and wintering. Your property is then checked every two to three weeks.

Linen
If your property is to be used as a rental property with the company, then we will provide the company linen used for by our guests. However, as an owner, we think it’s rather exciting to purchase your own linen. Whilst buying your new linen, please remember NOT to buy white, as this can easily be lost accidentally along with the company white linen.
Name tags are necessary and can be obtained so easily off the island; these tags should indicate your surname and property number. Our staff will sew them on for you if needlework is not your forte!
Your private linen can be stored in your property, in a lockable cupboard or stored free of charge in our laundry, based in Son Bou.
Rental contract owners
To assist with the maintenance of your rental property and ultimately your investment, we will make a thorough revision of your property, assessing problems or potential problems we feel could occur in your property, these comments and suggested amendments/improvements are normally posted to you in the early New Year along with the rental contract.
Spring Clean
This is an action we carry out automatically on your property, prior to your first arrival and therefore it is very important that if you wish to cancel, change, add or exclude anything from the “spring clean” that you advise us.
A “spring clean” involves the cleaning and preparation of your property, and you are invoiced as per our tariff.
The spring clean includes the cleaning of all utensils, crockery, glassware, cupboards and draws, cleaning curtains and fabrics, windows and shutters, sofa covers and cushions, plus any linen in the property that requires cleaning, it also includes the cleaning of terraces, BBQ patio areas and garden furniture etc. The beds will be prepared in respect to the number of travelling parties arriving into your property.
Cleaning for arrivals
This is the preparation of your property for any new arrival and includes the preparation of all the linen required to reflect the number of travelling persons.
We invoice you for the linen left in the property and therefore it is very important that you advise us fully your cleaning and laundry requirements, prior to any arrival. For this reason we have the “cleaning and laundry request form” a detailed form which highlights you’re booking requirements, and can be completed each time your property is to be used and faxed or e-mailed to Vanessa in the main Alaior office. If we fail to receive this information, then we will assume that all the beds are to be used, meaning the maximum amount of linen will be placed in the property to reflect the number of beds; for example, a property with two bedrooms will be supplied with 2 single sheets per bed, 2 double sheets per bed, 1 pillow case per person, 1 bath towel & hand towel per person, 3 tea towels and 1 bath mat.
Unless you state differently, the linen is changed weekly, for example – for a 2 week stay, the linen is fresh for the arrival day and changed once more. In contrast, a one-week stay will just imply the fresh linen prepared for the arrival. Extra cleaning and linen is always available.
Special requests
Menorca is a special island, and invitingly offers a whole range of cultural, social and sporting activities and excursions. So let us help you make your celebrations and outings easier; we can assist with restaurant bookings, with excursions, such as horse riding, kayaking and other water sports, golfing times, relaxing island cruises, aeroplane flights around the island, not forgetting arranging special catering, flowers, fruit, drink and celebratory cakes etc…..
The float
This is an internal account between you and the company, the amount of the float normally deposited is 500 euros.
Top ups can then be made as and when needed, either in cash, cheques or bank transfers. Regular statements are posted to your home address or they can be e-mailed to you.
Please note that we do not touch your personal bank accounts here on the island to collect fees.

Enforcing our service promise to you and your summer guests, please remember that we have a resort reception, which is open seven days a week, from 09.00h – 22.00h and manned by English speaking staff during the summer season. (1st May until 31st October)
